In order to cater to the differing needs of our Clients we offer 2 levels of service:-

(1) LET ONLY SERVICE (TENANT FIND)

This service includes the Landlord’s rental appraisal, preparation of property details, internet advertising on our website and fish4homes, limited lineage local newspaper advertising at our discretion, referencing of prospective Tenants, drawing up of the Tenancy Agreement and supplying the Landlord with a ‘check-in’ checklist’. 

The Landlord will be responsible for preparing an inventory and condition schedule (which we can carry out for an additional fee if required), checking in the Tenant and dealing with all matters regarding the Tenancy after its commencement including notification of the Local Authority and Utility companies.

2) LET AND MANAGEMENT SERVICE

All of the Let Only facilities plus management of the property during the term of the Tenancy including checking in the tennant, the collection of rent, administration of repairs to the property on the Landlord’s behalf, settlement of accounts relating to repairs to the property from funds held by us on the Landlord’s behalf (if there are insufficient funds held we will forward the account(s) to the Landlord for payment), instruction of solicitors for any proceedings  to regain possession of the property on the Landlords behalf, including the Settlement of professional and Court fees incurred on the Landlord’s behalf from funds held on the Landlord’s behalf (if there are insufficient funds held we will forward account(s) to the Landlord for payment) and preparation and submission of quarterly rental statements detailing rent received, expenditure incurred on the Landlord’s behalf and balance due to and forwarded to the Landlord.

RENTING PROPERTY
Things you need to know

1. You will be the Landlord, not the Agent.

2. You should obtain the permission of your Building Society and head Landlord.

3. You should retain responsibility for maintaining all Insurances.

4. It is possible to insure against rental loss.

5. You will be responsible for all repairs.

6. Expenditure on maintenance agreements/repairs are tax deductible.

7. You will need to pay your ground rent.

8. Decoration should be clean and presentable.

9. Furniture should be clean and presentable.

10. Operating instructions should be provided for all equipment supplied.

11. In furnished accommodation adequate crockery, cutlery and cooking utensils should be provided.

12. No sheets, towels etc., are necessary.

13. In a vacant property the refrigerator/freezer should be left off with the door open.

14. All carpets should be left clean.

15. If the garden is to be maintained by the tenants they should be left well cared for with secure fencing and serviceable garden tools should be provided.

16. Gas and electricity meter readings should be taken from the property prior to the tenant signing up.

17. You will be responsible for the Community Charge/Council Tax due when the property is not occupied by tenants.

18. If you require us to refer to specialist suppliers in order to complete repairs we can do so if supplied with necessary details.

19. You should be aware of the Fire and Furnishing (Fire) (Safety) Regulations 1988 (amended 1989 & 1993) and the provision it contains.

20. You should be aware of the provision and comply with the terns contained within the Electrical Equipment (Safety) Regulations Act 1994.

21. You should be aware of the provisions and comply with the terms contained within the Gas Safety (Installation of Use) Regulations Act 1994.

22. An Energy Performance Certificate is required.
